The Gateway Collective
Welcome Home
At Gateway Collective, we believe stability starts with one simple truth: no family should have to fall apart before help shows up. That’s why we’re reimagining what affordable housing can be—not just roofs and rent, but community, dignity, and real, lasting support. Our flagship project, City Center Lofts, is more than a place to live; it’s a place to belong. Through intentionally designed mixed-income housing and on-site wraparound support, we’re proving that when neighbors are seen, valued, and surrounded before crisis hits, everyone has a chance to thrive.

Housing Instability
What is Housing Instability?
Housing instability isn’t just about where someone sleeps—it’s about whether their foundation is strong enough to hold the weight of daily life.
It can look like unaffordable rent, frequent moves, overcrowded rooms, or unsafe living conditions. It can mean staying in a home that’s falling apart or a neighborhood where opportunity feels out of reach. But it doesn’t stop at housing.
When a family’s housing is unstable, everything else starts to unravel—health, education, employment, and hope. Children miss school. Parents miss work. Doctor’s visits are skipped. Emergency rooms fill in the gaps.
Housing instability isolates. It marginalizes. And it pushes families to the brink—making homelessness not just a possibility, but a near certainty.
On average, people experiencing housing instability live 30 to 40 years less than those in stable homes.
That’s why, at Gateway Collective, we don’t wait for crisis. We step in sooner.

Understanding the Problem
78% of American Households Live Paycheck to Paycheck
These households could be one crisis away from homelessness or housing instability.
44% of Renters in Green Bay are Cost-Burdened
They spend more than 30% of their income on housing, which means they spend 5x less on healthcare, 33% less on food and 2x less on retirement savings, and they are carrying an average of $8,000-$12,000 in credit card debt due to financial strain.
Children in Cost-Burdened Families have Lower Math and Reading Scores
This makes them 19% less likely to graduate from high school, perpetuating the cycle of poverty.

Our Innovative Solutions
Affordable Housing
We create pathways to stable housing by providing quality apartments that people can truly afford. More affordable workforce housing helps stabilize rent prices and make homes accessible for families in need.
Foster Community
We combat social isolation by creating a supportive and caring community.
Financial Empowerment
We empower people to succeed by providing job training that results in effective employees, and we provide programs that equip them with the tools and knowledge that build strong financial foundations, keeping them housed longer.
Mentor Youth
We champion resilient families by mentoring youth, especially those with absentee fathers, to help break the cycle of generational poverty.
On-Site Support
We provide tools and resources to help families navigate life's unexpected challenges. The resources they need are right at their doorstep-without the barriers of transportation, childcare or time restraints.

The Gateway Model
Housing is just the beginning—because working families deserve more than a roof over their heads.
At Gateway Collective, we understand that housing instability isn’t just about shelter—it threatens health, hope, and the everyday connections that make life worth living. That’s why we created The Gateway Model™: a holistic, proactive approach to preventing homelessness before it starts by combining affordable, mixed-income housing with embedded, on-site support designed to keep families stable before crisis hits.
Our flagship community, City Center Lofts, brings this model to life. Here, a dedicated Community Resource Advocate walks alongside working families every day—helping them navigate challenges, connect to resources, and build meaningful relationships with their neighbors.
Because here, tenants aren’t just tenants—they become neighbors. A single mom might pick up a prescription for an elderly neighbor, who in turn offers childcare support when needed. These small acts of care build a strong culture of belonging—and together, they reduce the cost of living while fostering resilience.
City Center Lofts and future Gateway Collective communities don’t just provide housing—they create neighborhoods where dignity, stability, and hope take root and grow.
Because the best way to end homelessness is to prevent it.
